How long is the design stage?
Generally, if the project needs the full length of the planning approval process, it lasts about 8 months. This is very dependent on how responsive the client is. Quite often life can get in the way of making decisions on design.
What's your m2 price?
We don’t quote on a m2 rate. Each job is custom and individual, each site is different, and each client's selections and expectations will vary in level of finish. For these reasons, we price each job individually.
Why shouldn’t I tender the project and instead engage a builder early?
There are a few reasons why I feel it is in the best interest to have a builder involved during the design stage:
- Quite often a tendered design will come back over budget. This can result in an extended design stage or a need to reduce the extent of the design
- It gives the architect/designer the support to tweak the design so there is no over-engineering or over-investment in areas without losing the architectural intent
- It gives the client the ability to build rapport with the builder before construction begins. Having trust is extremely important in a project with such high emotional attachment
What's the difference between a draftee, building designer and architect?
Generally speaking, the cost between each are significantly different, but this is because of the level of documentation and experience you can get with the different services. There are also a lot of different software packages available now, which can determine how your plans are delivered. After meeting with you and understanding your project, we offer guidance on which service provider will best suit you and your needs for the project.
Can you price match a project home builder?
There are a variety of reasons as to why we cannot compete with project builders. The most important one is to understand that each project is custom and unique.
